Santo Domingo’s Real Estate Transformation

Santo Domingo’s Real Estate Transformation: A Journey into the Future

Santo Domingo, capital of the Dominican Republic, is undergoing one of the most significant urban transformations in its recent history. Traditionally recognized for its historical legacy and cultural vibrancy, the city is now at the center of a real estate revolution that is reshaping its landscape and its social and economic dynamics.

This shift is especially visible in the Santo Domingo del Mar Costa del Faro corridor, an area that until recently was underutilized and disconnected from the sea. Today, this district is becoming one of the country’s leading development hubs, guided by a contemporary vision that seeks to integrate the city with its coastline through more accessible and sustainable spaces.

The Evolution of Santo Domingo: Past and Present

Historically, Santo Domingo’s waterfront had remained underleveraged. Over the years, the lack of adequate infrastructure and limited maintenance in the area contributed to a disconnect between the city and the sea. This territory was defined by vacant land, limited tourism and recreational activity, and very restricted private investment. The few urban initiatives undertaken in the area did not respond to a comprehensive development strategy.

However, this landscape has changed dramatically. The renewal of the Malecón, one of the main seafront arteries, has been the first step in revitalizing the area. The initiative includes significant upgrades to sidewalks and lighting, as well as the creation of public spaces that invite both residents and visitors to experience the waterfront. This renewal not only improves the area’s aesthetics and functionality, but also fosters a new sense of community by connecting the city with its coastline in an unprecedented way.

Faro a Colón: A Cultural Landmark in Renewal

One of the most emblematic components of this transformation is the reactivation of the Faro a Colón surroundings, now consolidating as a cultural landmark of the city. This monument, which until recently went largely unnoticed, is now undergoing revitalization to become a major attraction for both tourists and residents.

The creation of cultural spaces, museums, and improved pedestrian connectivity has turned this area into a focal point of Santo Domingo’s social and cultural life.

New Investments and Mixed-Use Developments

Waterfront revitalization is not limited to the renewal of public spaces. Private investment has begun to flow at scale, with large developments transforming the area in a profound way. New mixed-use buildings that combine hotels, residences, and retail areas are emerging along the Santo Domingo del Mar Costa del Faro corridor. These developments are not only creating new tourism and commercial destinations, but also energizing the local economy and generating thousands of jobs across the city.

In addition to the construction of these complexes, new sports areas and pedestrian spaces are being introduced to promote an active, healthy lifestyle, integrating the city with its coastline in ways previously unimaginable. These changes represent a meaningful step toward a more sustainable and connected future for the city.

Coralia: Noval Properties’ Real Estate Development

Within this context of urban transformation, Noval Properties is proud to present its flagship development: Coralia. A forward-looking real estate development that reflects Santo Domingo’s future and the potential of the Santo Domingo del Mar Costa del Faro area. Coralia is a complex of six 50-story condo-hotel towers that will offer a total of 3,369 units. This complex will include not only a hotel tower with 240 rooms and 45 apartments, but also three premium suites designed for those seeking a distinctive and exclusive living experience.

With more than 4,800 parking spaces, Coralia has been designed to deliver comfort and accessibility for residents and visitors, ensuring that urban infrastructure responds to the needs of a modern city. From a culinary standpoint, the development will include a gastronomic market with top-tier restaurants that will promote the region’s culinary diversity and position Coralia as a benchmark destination for fine dining enthusiasts.

Coralia’s construction area is remarkable, with a total of 713,037 m² allocated to the creation of this complex. This development will not only transform the area, but also strengthen Santo Domingo’s position as one of the most attractive destinations for investment and tourism. With a projected investment of USD $1.3 billion, Coralia will become the epicenter of major tourism and business events across the region.

Coralia’s Convention Center will be another major attraction, with capacity to host 6,000 people, becoming one of the leading venues for conferences, congresses, and international events in the Caribbean and Latin America. This center will not only strengthen Santo Domingo’s business infrastructure, but will also boost business tourism, a key sector for local economic growth.

The Future Hand in Hand with Noval Properties

From the renewal of the Malecón to the ambitious mixed-use developments emerging along the Santo Domingo del Mar Costa del Faro corridor, the city is positioning itself as a benchmark for urban and tourism development in the Caribbean. Coralia, Noval Properties’ development, is a clear example of this evolution—an investment in the future that will integrate the city with its maritime setting, offering a modern, accessible, and world-class environment to live, work, and enjoy.
