Stages and Elements of Coralia. A forward-looking development

Coralia emerges as one of Noval Properties' most ambitious urban developments in Santo Domingo Este. A mixed-use masterplan in Santo Domingo Este
Coralia's masterplan is composed of different elements that complement one another. This combination positions Coralia as a mixed-use development designed to address different needs within a single environment.
The residential component coexists with the hospitality offering; daily life connects with gastronomy; events integrate with business tourism; and recreational and sports spaces enhance quality of life for residents, visitors, and users of the development.
A phased development to consolidate the masterplan
Coralia will be developed in phases. This progressive planning allows each component of the development to be integrated in an orderly way within a large-scale urban vision.
Phase 1
The first phase is divided into two sub-phases. Phase 1, located in the southeast area of the masterplan, corresponds to the first hotel complex. This phase activates the development with the first two towers, totaling 1,123 apartments. At this point, the initial core of residences and common areas begins to bring Coralia to life.
Additionally, within this phase, 1,113 units will operate under the branded residences model, reinforcing the development's value proposition from its first phase.
Phase 2, located in the southwest area of the masterplan, incorporates some of the key elements that define Coralia's mixed-use character. These include the urban hotel with 240 hotel rooms, 45 residential apartments and 3 suites, as well as the Convention Center with 12,000 m², offices of approximately 2,000 m², and the development's extensive parking system, with more than 4,800 spaces and 190,000 m² built across three basement levels.
Phase 2
Phase 2, located in the central area of the masterplan, contemplates the development of the next two residential towers, adding another 1,123 apartments. This phase also consolidates the central park, green areas, pathways, and recreational spaces that connect the development from south to north. In this way, Coralia not only grows in residential volume, but also in urban quality, generating spaces for connection, community, and circulation within the development.
Phase 3
Phase 3, located in the northern area, completes the residential development with the final towers, adding a further 1,123 apartments to reach the development's total of 3,369 apartments. This final phase is distinguished by its integration with extensive green areas, sports facilities, and community spaces, reinforcing the idea of Coralia as a complete, active urban environment designed to offer an integrated living experience.
Residential and condo-hotel towers
One of Coralia's defining elements is its condo-hotel towers. The development includes 6 condo-hotel towers of 50 levels, with a total of 3,369 units. This scale reflects the vertical and metropolitan vocation of the development, aligned with the urban transformation taking place in Santo Domingo Este and with the growth potential of its waterfront edge.
The towers not only add residential density, but are part of a broader vision: to create a new urban axis where people can live, invest, and enjoy high-standard services within a planned environment. Their integration with the rest of the masterplan allows the residential units to be connected with leisure areas, common spaces, dining venues, hospitality services, and large-scale amenities.
The presence of a hotel tower within the development reinforces Coralia's tourism and business profile. It is not merely about offering accommodation, but about creating a reference point for visitors, executives, tourists, and users connected to the future convention center.
Convention center: the main engine of activity
Among Coralia's distinctive elements, the convention center stands out. It will be the largest convention space in the Dominican Republic, with capacity to host up to 6,000 people. It will feature more than 12,000 m², conceived as the epicenter for major tourism and business events across the region.
A convention center of this scale can attract congresses, corporate meetings, trade fairs, institutional events, and high-impact activities. By integrating with the hotel, residences, restaurants, gastronomic market, and recreational areas, Coralia creates an ecosystem ready to receive visitors and generate activity throughout the year.
An execution approach to establish an urban landmark
The scale of Coralia requires disciplined execution. For that reason, its phased development allows for steady progress, ensuring that each component is properly integrated into the whole.
With 713,037 m² of construction area and a projected investment of USD 1.3 billion, Coralia is set to become a new urban benchmark in Santo Domingo.
