These facilities aim to promote tourist development in the Dominican Republic.
This tax is paid annually and amounts to 1% of the property value above DOP $6,750,000. If a client acquires multiple properties, their individual values will be summed, and if the total exceeds DOP $8,138,353.26, they will be exempt from taxes. The duration of the tax exemption varies by project and can be from 10 to 15 years.
The transfer tax is the legal process carried out to transfer the property to your name after purchasing it. An exemption from this tax represents a saving of 3% of the property value. For example, if you acquire a property for US $200,000, you will save US $6,000 in taxes.
Foreign investors can also declare their real estate investment as an expense and benefit, allowing them to save on their tax return.
When purchasing a property, you can include your real estate investment in your tax return and obtain a deduction of up to 20% on taxable income.
As a real estate partner, it is crucial to bear in mind that only projects governed by the CONFOTUR law can access these benefits. Additionally, it is important to highlight that these benefits only apply to the first buyer of the property. If the owner decides to sell the property, the new buyer will be responsible for paying the corresponding taxes and will not be able to access the benefits established by the CONFOTUR law.

Terms and Conditions of the Fly and Discover Program
Program Description: The Fly and Discover program is an incentive for International Brokers who wish to travel to Punta Cana, Las Terrenas, or Santo Domingo to explore our offers or close a negotiation. If the sale is formalized, the Fly and Discover bonus will be applied as an incentive and reflected in the commission earned by the reported client.
Eligibility: The Fly and Discover program is exclusive to residents outside the country. To be eligible for the program, the Broker must obtain approval from the sales director of the corresponding office using the attached form. All required signatures must be present on the form.
Travel Expense Reimbursement: The program offers a reimbursement of up to USD $2,000 USD for travel and accommodation expenses. This amount cannot be used as a discount on the client's apartment price and is not combinable with other promotions.
Application Process: Once the purchase agreement is signed, and the client has paid 20% of the purchase price, the Broker can request the application of the Fly and Discover bonus to their account status. To do so, they must submit the signed form and provide receipts for hotel and flight expenses.
Commission Payment: The commission will be paid to the Broker for a value of up to $2,000 USD. If the total expenses of the Broker are less than $2,000 USD, the exact amount of the presented invoices will be applied.
Travel Conditions: The trip must take place within a period of 30 days before the reservation date or 90 days after the reservation date. The Broker must make the necessary travel arrangements and ensure that the trip falls within the specified timeframe.
Limitations: Only one 'Fly & Discover' bonus can be applied if the client registered by the Broker makes a total purchase at Noval Properties. In the case of multiple purchases, the 'Fly & Discover' bonus will only be applied to one of the units.
